New 99 Ranch Market, Korean Barbecue Restaurant & Retail is Coming to West Houston

Houstonians on the west side of town can look forward to a new 99 Ranch Market and two new Asian restaurants that are part of the redevelopment of a decaying, 10-acre strip center at 12220 Westheimer between South Dairy Ashford and Kirkwood. Houston-based NewQuest Properties is in charge of the project.

After redevelopment, the former Pavilion Center will be called West on West (WoW for short, of course) and it’s described as a “dynamic showcase for international and globally-inspired restaurant and retail concepts.” The project is moving along quickly, as exterior renovations are expected to be finished this month. Then, it’s a matter of waiting for the tenants to build out the interior spaces. In addition to 99 Ranch Market, which will be the fourth in Houston, other tenants announced so far are a new Gen Korean BBQ House and Teso Life, a Japanese retailer. Right now, those openings are expected late this year or early in 2024.

“We are thrilled to be helming a significant redevelopment that not only further enhances, but also draws on, the unique attributes of this community,” said NewQuest Properties President Austin Alvis. One of those unique attributes is that the neighborhood is truly a melting pot. According to a press release, the neighborhood is home to Houston’s largest Japanese population, and census data indicates that, including 13% of Asian residents overall, the 77077 zip code is home to a highly diverse population. NewQuest is also the developer behind a somewhat similar center, Katy Grand at I-10 and the Grand Parkway.

Other features of the forthcoming West on West center are three murals, one of which will adorn a patio area that’s also slated for events, a “colorfully painted crosswalk with string lighting and an upcycled art installation using discarded doors resulting from the renovation.”
