NewQuest Properties Bringing 'WOW' to West Houston with Destination Retail Experience

West On West Redevelopment to Showcase International Tenant Mix Anchored by 99 Ranch Market



HOUSTON, TX – March 29, 2023 – Houston-based NewQuest Properties, a statewide leader in retail leasing, commercial development, land brokerage and tenant representation, is bringing new life and destination status to a forlorn, 80s era shopping strip at 12220 Westheimer Road. The former Pavilion Center, located on a 10-acre parcel midway between S. Dairy Ashford and S. Kirkwood roads, is being completely reimagined as West on West, an approximately 90,000-square-foot, dynamic showcase for international and globally-inspired restaurant and retail concepts. A key initiative of the endeavor has been enhancing site ingress and egress.


Exterior renovations are anticipated to be completed this month, and space has been turned over to initial tenants for buildout, including Houston’s fourth 99 Ranch Market. With an unveiling slated for late 2023, WoW’s 33,029-square-foot Asian grocery anchor will be situated in the heart of the redevelopment, which is poised to create a new entertainment hub at the gateway to the Westchase District. Also on tap is the third Greater Houston location of wildly popular Gen Korean BBQ House, which will span 6,212 square feet, plus the city’s inaugural Teso Life, a sought-after Japanese retailer that will occupy a 13,340-square-foot endcap fronting Westheimer. Both are slated to debut the latter part of 2023 or early 2024.

NewQuest’s Heather Nguyen is overseeing the redevelopment and tenant recruitment for the project, which seeks to create an engaging gathering place for both an exceedingly diverse neighborhood population and the citywide draw they anticipate given the creative tenant mix.


The area around West on West boasts the highest density Japanese population in Houston, and the leasing team is specifically recruiting tenants like Teso Life that will resonate with the diversity of the immediate community that has attracted people and businesses from around the world.


According to Nguyen “The NewQuest Properties team travels globally to scout and recruit concepts and are particularly focused on the culinary space, where the goal is to identify the kind of fresh, interesting offerings that get the foodie community excited. We’re passionate about creating an adventurous dining destination that offer options to please every palate. We are also aiming for the ‘wow factor’ – elements that create a memorable experience every time you visit. This direction influenced the name in a very literal way. The resulting W-O-W acronym is so fitting for what’s in store for guests from a food, fashion and fun factor.”


Testaments to the future success of WoW are three earlier NewQuest projects, Frisco Ranch and Carrollton Town Center in the Dallas area, and Katy Grand, closer to home at I-10 and the Grand Parkway. While the format has similarities, each has a distinct flavor and attributes.


Further adding a wow at West on West and its playful, modern design scheme are three, large murals – one framing a common area with patio seating designed for community activations. Potential plans also call for neon lighting elements, a colorfully painted crosswalk with string lighting and an upcycled art installation using discarded doors resulting from the renovation. The facade, which combines stucco, aluminum and wood look siding elements, is being raised by approximately three feet to enhance signage opportunities for tenants.
